01
Company context
Citadel Development Partners is a self-storage company based in the South. Its five-person team handles site selection, construction, and management, supported by years of commercial real estate expertise.
02
The challenge
The team looked for trade areas that met exact thresholds for supply per capita, population, and climate-controlled rental rates. The old process began with satellite images of possible vacant land, followed by repeated checks against a three mile trade area under 8 square feet per capita, a population of at least 50,000, and an average climate-controlled unit above $150.
Broker-given addresses kept the team in a cycle of verification that could run for days without producing a suitable location.

How they used Beacon
Alex Clark entered the team's criteria. Within seconds, Beacon returned hundreds of potential trade areas with rental rates, median household income, and zoning codes for existing facilities.
One result led to vacant land in the Texas Triangle. Tyler Peterson reviewed the area, spoke with local brokers, and moved the property forward.
04
The outcome
Citadel sent a letter of intent two weeks after entering its criteria. The team's broader goal is to put a new site under contract every quarter, with Beacon helping it find more deals in less time.
